You want to sell your house, or buy a new one. You want to do it fast and move on. But there are frustrating hurdles. The traditional way is a painfully slow process for buyers and sellers to find each other. It’s not easy to set the right price for the property, especially if you want it to sell fast without leaving money on the table. Then there are stressful negotiations, too much positioning, and too many games. Property can get stale if not priced right initially.
I have bought and sold several homes and other properties in my time. I can identify with these and other difficult predicaments, as you are about to find out.

The truth of the matter is that no one but “the Market” knows the correct price. But “Mr. Market” is not an individual to directly ask him for the elusive correct price. All parties, including the experts, are mercilessly left to their own devices to figure the answer. Seller imagines the home is worth more. And buyer expects to find a special deal, or doesn't know the real market value of the property.
Regardless of agents’ advice, buyers and sellers estimate the value differently and believe they are right. Seller’s worried about leaving money on the table. Buyer’s worried about paying too much, or wants to pay the least. Meanwhile the agents’ only hope is that a buyer will “fall in love” with a home and pay what it takes to buy it. An amazing slew of scenarios are built around these few criteria.
The seller's dilemma ...
On the seller side, often the seller will only consent to an overpriced listing. And the agent reluctantly accepts in fear of losing the listing. Not surprisingly, the home doesn't sell for weeks. Then the seller will consent to a price reduction every so often until it sells. Seller thinks he got the best of the market. The agent knows the facts of the matter to be otherwise.
The agent understands that when a home doesn't sell within weeks, the listing becomes what is called “stale”. This actually reduces the final price the property will end up selling for. This phenomenon can be verified with any seasoned agent. On top of that the seller must keep paying his usual “carrying costs” during those wasted months. These are: mortgage, property taxes, property insurance, HOA dues, utilities, and maintenance. At the end of the day the seller gets to keep even less after all costs are included.
Of course some sellers unknowingly under-price the home and it sells quickly. They leave a huge amount of money on the table, but they can’t see it. How would they feel if they knew the naked truth? Even if they find out later, it’s regretfully too late. The bummed out sellers have to deal with the loss. Even if you are rich it will still hurt. It’s frustrating, but it seems as if there’s no way to win. High price you lose, low price you lose. What’s to do? Hang on, I’ll show you an ingenious solution soon.
The buyer's dilemma ...
On the buyer side, the story is different but not any prettier. The buyers just want to buy a home for their family at a reasonable price. Is that too much to ask? Well they get drawn into the drama and have to navigate carefully. They end up viewing a number of ill-priced homes, but they don’t want to overpay.
The expedition goes on until they get tired and they find a house that does the job. Then the stressful negotiations begin back and forth until they sign a purchase agreement out of sheer exhaustion or time limitations. Are they paying the right price? At this point they have seen enough homes to be completely confused. Read on. The solution I’ll tell you fixes this dilemma too.

As for the agent, he or she knows better, but is caught in this predicament with each sale. He or she suffers along in this drama. The agent sees what’s coming and warns the parties, but buyer and seller go through their own experience as if it has to be that way. Offers are written in the form of full purchase agreements, many of which are rejected until one is finally accepted. There’s an untold amount of valuable time and paperwork wasted on go-nowhere and want-to-be purchase agreements. Actually, my solution, I’ll share below, is the best thing that the agent can suggest to the seller and spare everyone’s pain.
