Step-by-Step Guide for Adding an Auction-Style Listing to Sell or Lease Quickly for More

The following instructions will guide you through the short and simple process of adding an auction-style listing on this website. Each listing must be entered by a licensed real estate broker/agent (Seller's Broker).

There are no fees for Seller or broker /agents to use of this Platform. And you keep all your commissions. You also have a greater chance of double-ending your transaction and doubling your commission. Broker/agent fees are not set and are negotiated directly by the parties.


You must be logged in with a "Broker/agent" registration status to Add a New Listing on this site.


  • Add New Listing - Click on the "Add New Listing" menu item.
    Please note that you must be logged in as an agent to see this item on the menu.
  • Property Type or Category - On the new page, click on the property type or "Category" that you consider appropriate for your property.
    For residential properties, choose a property type like "Single Family", "Townhouse", "Condominium", "Cooperative", "2-4 Family House", and "Other Residential".
    For commercial properties, choose a property type like: "Multifamily", "Mixed Use", "Office", "Retail", "Hotel Motel", "Industrial", "Land", and "Other Commercial". 
    For residential lease choose "Residential Lease".
    For commercial lease choose "Commercial Lease".
    Once you click on the appropriate property type, you will see a new page with pertinent details for that property type. The Category or Property Type is already filled in based upon your selection.
  • Title – In this field type in a short headline for your listing. This will be displayed prominently on the top area of your listing.
  • Published – Select whether you want to publish the listing or just save it for later use. The "Yes" answer is the pre-selected default.
  • Listing Type – Your choices are: 
    "Public Listing" which means everyone at the site will see the bids, and bids accordingly. This is what most people think of as an auction. 
    "Private Listing" hides the bids from other bidders, and only the Listing Party sees all the bids. This is comparable to sealed envelope bidding. 
    "BIN only Listing" is where you set up a fixed price for the bidder to accept. Bidder can send a message to you with a suggested alternative price that you may accept or reject.
  • Fully Automatic Listing – If this option is offered, you have the following choices:
    If you do not select this option, the listing will be "Manual", and you will have the last say in accepting or rejecting the highest (or any other) bid manually. This is the recommended setting. 
    If this selection is offered and you do select this option, the listing will be "Automatic", and the highest bid above your preset Reserve Price will automatically be designated Winning Bid and you will be selling to the Winning Bidder.
  • Buy-It-Now Setting (BIN) – This option allows for public or private listings to choose to add a Buy-It-Now (BIN) price. If you select "Listing w/ BIN", you will be asked for the BIN price later in the page. If you select "Listing w/o BIN", you will not be asked to set a BIN price later in the page. Buy-It-Now Price is a price that if a bidder accepts, you would be willing to accept that as the Winning Bid and sell the property to that bidder.   • Current Local Time– This shows the local current day, date, and time. It is provided for convenience.
  • Start – Here you can pick a start date and time for your listing. Please note that the time is in military (24 hour) format i.e. 5:00 PM is shown as 17:00. The site will automatically convert and display in AM/PM fashion in the actual listing.
  • End – Pick the end date and time for the listing in the same manner as above.
  • Currency – This is preset to USD (United States Dollar). If for any reason you must change to a different currency, here is where you choose another currency. We recommend leaving it at USD.
  • Start Bid – Type in the starting bid where bidding will start. The lower you set this the more bidding activity you can expect, with potentially a higher winning bid.
  • Display Current Bid – select an option. On public bidding, the answer is yes.
  • Display Number of Bidders – select an option. On public bidding, the answer is yes.
  • Reserve Price – This is the price below which you are not expected to sell. In a manual listing, you can select any bid you desire even if it is below your Reserve Price.
  • Display Reserve Price – Select to display or hide the reserve price. Recommended: "Hide"
  • Default Minimum Increase – If this option is offered you can set the minimum amount you want each new bid to increase the then current bid. Normally, the platform automatically assigns a minimum increase based upon the current bidding level (the higher the bidding level, the higher the minimum increase).
  • Buy-It-Now Price – If appropriate per your above selections, you may or may not have this item. Simply type in your Buy-It-Now price if it applies.
  • Buyer's Fee amount  Here you can choose any of the options listed; however, the website / platform will retain 1% of sale price plus half of the rest and rebate the balance to the Seller.
    For example, if you choose the 5% option, the platform will retain 1%+half of the rest which is 3% of sale price and rebate the balance which is 2% back to the Seller.

Note: The above items may not be changed once saved. However, all other information may simply be edited after the listing has been saved. This is so that the above pertinent items will not be altered while bidding is in progress.


  • Other Settings – The balance of the settings are based upon the Property Type (category) selected and may change from time to time. We have provided a blue information icon that will give an explanation when hovered over. It may also indicate whether the item is optional or required in addition to the red star (*) for required items. Please respond accordingly for each item.
    There are many items in this section, but most are optional and for your convenience and reminder. You have a full editor interface for a few of the items so you can get creative in your presentation.
  • Attachments - All listings give you the opportunity to upload your own documents such as property flier, brochure, blank contract and other forms, Seller disclosures, etc. Use the last icon on second line of the toolbar in the editor to insert document files. You can attach files in this manner in any of the fields where an editor is offered.
  • Images - A minimum of one photo file is required before you can save and publish your listing. Preferred file size is less than 1 MB, and 800 pixels wide. For best results, use JPEGmini for Windows or GPEGmini for Mac to re-size to 800 pixels wide with no-loss file compression. Free version allows compression of up to 20 image files per day.
  • Bidding Extension - Please note that if at the end of bidding time your listing has not received any bids, it may automatically be extended by another week or more.
  • Bidding Near the End - If you receive bids near the end of the bidding period, the website platform may extend bidding time by a short period to allow the bidders to settle their bidding activity. Bidders should not count on bidding being extended as it may or may not be extended for any individual listing.
